Sparrow Realtors

The Board of Managers announces that we have retained Sparrow Realtors, LLC as the property manager for PLSC. John Spariosu and Allan Smith will be our primary contacts from Sparrow Realtors, LLC. Please join us in welcoming John and Allan to our PLSC community!

Both John and Allan have exemplary records as property managers for several properties in Queens and New York City. Having managed residential apartment buildings and properties for several decades, John and Allan bring a wealth of experience that will be crucial to the continued improvement of our condominium. John has already worked with PLSC on past occasions, so he is already well aware of the unique characteristics of PLSC, and what improvements will need to be prioritized.

We will host a virtual meeting for unit owners to answer any questions you may have about John, Allan, and Sparrow Realtors. We will inform you as to when the virtual meeting will take place.

Notice of Change In Maintenance

The board conducted their annual budget meeting in order to review the end of the current assessment and go over new and necessary capital improvements along with increases in fixed operating costs. Based on the board’s review, it will be necessary to keep an increase and restructure as follows:

  • New Monthly Payment - This new amount will be composed of:

    • Base Maintenance

    • Assessment Amount

  • The base maintenance will be permanent.

  • The Assessment will be in effect from February 2022 through January 2023

Space Heater Safety

If you use a space heater at your home, please review the New York City Fire Department (FDNY) public service announcement on how to safely use space heaters.

The following are a few of the safety tips shared by the FDNY.

  • Be sure to keep your space heater at least three feet from bedding, curtains, and other materials

  • Avoid using electric space heaters in the bathroom or other areas where they may come in contact with water.

  • Never use an extension cord with a space heater and turn off/unplug the heater when you leave the room.

  • Purchase a space heater with a thermostat and automatic shut-off, and make sure it includes the Underwriters Laboratories (UL) Mark.

  • The use of kerosene or propane space heaters is illegal in New York City; the use of these types of space heaters poses a high risk of injury or death.

Garbage and Waste Disposal Guidelines

Please Be Very Mindful of The Following Guidelines:

  • Please use the garbage chute for all garbage that contains food and trash. The recycle cans should only be used for recyclable items. Please do not leave garbage on the floor.

  • When throwing garbage away in the chute, it must be in garbage bags and tightly tied and sealed. Please don't throw open waste or food directly into the chutes, or place any garbage near the recycle cans on the floors.

  • If you have any type of medical waste (for example, medical needles, catheters, or medical containers) please use medical-specific bags to dispose of any medical waste, and please use the chute to dispose of it so that the porter does not get harmed when emptying the garbage daily.

  • Please be mindful of the recyclable bins and follow what items go into the recycle cans. Signs are posted on what items go into each.

  • Please do not throw out furniture, bikes, toys, or large items in the cans on the floors. Please speak directly to the porter when you have these items to throw out and he will assist you in removing them.

Future Waste Disposal - New Process Coming Soon!

The department of buildings has notified PLSC that we are in violation by having garbage cans located on the indoor floors. In order to be in compliance, we are quickly identifying a new area that keeps our environment clean and safe and hopefully reduces the presence of rodents. Once the new outdoor area is installed you will see appropriate signage in the building as well as receive written notification on how to dispose of garbage.

It is our priority to make our building clean and safe. We thank you for helping and caring about the building and your neighbors. This is one priority area we are tackling quickly to make our building attractive and a place we are all happy to call home. Thank you again for your patience as we establish the new process.
